Many times buyers will say "3 Bedrooms, 2 Baths, an attached garage, etc., when actually they should say - a lot of space - room for a family room, home theater, office, dressing room or area, large master bedroom closet, lake view, quiet location, convenient to public transportation, etc. "I am extremely fortunate that within a few trips out looking at properties with my buyer clients, we can usually hone in on just "what they are looking for!".

From a seller client's standpoint, it is important to determine the fair market value of the property but at the same time instill a sense of "let's get the job done as quickly as possible or I have time to wait and see what happens with the economy, market, etc.".
